Los Olivos II Phase 1 & 2 Parking Structures
The Los Olivos II Phase 1 project consists of Parking Structures 1, 2, and 3, while parking structures 4 and 5 comprise Phase 2. These five parking structures, rectangular in layout and wrapped by their respective apartment complexes, are the newest additions to the existing Los Olivos II residential community development.
The entire property is located directly south of the 405 freeway and west of Irvine Center Drive, accessible via a private U-shaped road with two entrances, Gitano and Molino, from Encanto Drive.
The only structure located within the interior U-shaped road of the private road is parking structure 1, while structures 2 and 3 are adjacent to one another on the east side exterior, and structures 4 and 5 are set in the north/northeastern quadrant of the property.
Parking structures 1, 4, and 5 are open and naturally ventilated, while parking structures 2 and 3 are enclosed, both ventilated mechanically with natural air and light for comfort. Direct access from the residential units is provided on each level of the parking structures, offering convenience and security for all residents.
The attention to safety is also reinforced with a minimum 9’ head clearances throughout all five cast-in-place concrete parking structures, allowing for plenty of light without visual obstruction.
TRC Parkitects worked closely with the residential architects to ensure the client’s trademark standard of class A designs and finishes stayed at the forefront of their design approach.
